Don’t just go for the basics

look for a few personalized items like a cozy reading chair, books, throw blankets and small accents that make your space look inviting and comfortable, and make it stand out in the photos

People are often looking for a retreat-like master bedroom with bonus items that hotels don’t offer, that’s why they chose a vacation rental space.

The little extras are often what gets mentioned in positive reviews.

What do you need for Airbnb Beds and Bedrooms?

Keep in mind that the quality of your guest’s sleep is the most important thing next to cleanliness of your space. If they are tossing and turning all night, this will reflect in your reviews.

You’ll need to ensure you have:

  • comfortable sheets and bedding,

  • good mattresses that aren’t sagging or too stiff,

  • hypoallergenic materials Including your laundry supplies - scent free is important to many people, skip the scent booster anything and look for unscented

  • temperature adjustments available in each room. If there isn’t an AC/heat control in each bedroom then you should have fans or space heaters available as needed for your climate

Wrinkle resistant & stain resistant sheets

  • Look for soft textures like Microfibre blends and deep pockets to fit most memory foam and modern mattresses .

  • Have a minimum of 2 sheet sets per bed on hand at all times, always have a spare for cleaning changeover days so your cleaners aren’t waiting for linens especially for same day turnovers

  • Having a 3rd sheet set in case one gets damaged or the cleaners miss something and the guests need to change their own sheets. Keep a spare set on hand in a supply closet that guests can access unless you or your cleaners are able to stop by on an evening call out.

  • Cotton sheets are great for durability and the ability to bleach them but the texture can get sometimes a little rough with frequent washing or hard water. We go with cotton too for organic blends but we still look for wrinkle free.

  • Have a LINT ROLLER available for your cleaners as many sheets seem to static collect hair and a freshly made bed will make people cringe if hairs are visible especially on pillows

Our personal favourite Sheets that we have used come from Winners (TJ Maxx). They normally have great options with subtle patterns not 100% white so they do hide a little bit of marks or stains and most of the ones we find are wrinkle resistant.

We also regularly restock our sheets with these favourites from Amazon as we replace 1-2 sets annually for each of our beds.

Pillows

  • Comfortable, long lasting pillows, I recommend having 2 per person per bed (4 pillows for queen, king or double beds, or 2 pillows for single beds

  • Hypoallergenic is best

  • Don’t get the cheapest foam 2-packs from bargain retailers, these fall flat quickly and comfort is important to your ratings from guests. Costco can sometimes have good quality sets

  • Spend a little more for quality that will last you a few seasons.

  • Protect all your pillows with inexpensive, waterproof pillow protectors to keep them clean & sanitary and prevent them from going yellow

  • Don’t forget to wash the pillow encasements regularly as well as pillow cases

  • Mattress encasements protect your mattresses from water, stains, bedbugs, etc and may also be required for your mattress warranty

  • Look for quality zippered mattress encasements for added protection from bed bugs and moisture

  • noise free is important as it’s underneath your guests, dont get cheap vinyl covers that make crinkly sounds all night

Comforters or Quilts

  • Choose easy to machine wash & dry

  • Make sure they FIT in your machines on-site unless you are paying your cleaners to take the laundry home or to a drop off service

  • Make sure to have a spare one for each bed locked away in the owner’s closet.


Duvet Covers

  • Soft, stain resistant Duvet Covers that are easy to wash.

  • Have at least 2 per bed (one for cleaning turnover and one on the bed) or at least one clean spare one if you have several beds of the same size.

  • You should be washing the duvet cover between every guest so have one spare cover in the closet for easy switching on cleaning day while the other goes to the laundry

  • White is “hotel standard” but I am a fan of finding a quality duvet cover or quilt that suits the decor, feels nice and still gives a great first impression.

  • Don’t pick black or really dark colors, it will fade faster and may show more lint and hair and can make the decor look dingy or dark

Comfort is the absolute #1 for a guest ranking on their overall stay, you are providing accommodation for a clean comfortable night’s sleep. If they don’t sleep well, then it’s hard for the rest of the space to make up for it.

  • COMFORTABLE MATTRESSES! You must find the most comfortable mattress for your Airbnb in your budget. Think medium-firm to suit most people. Too soft will result in sore backs and grumpy guests. Memory foam is the number one recommendation from other hosts based on guest feedback. We went with the SERTA mattress.

Functional Storage!

Guests want to have a closet or a dresser or somewhere to unpack. If there are no closets available and no room for a dresser, use a wall mount storage system or dresser for your guests to hang their belongings.

These also work great at front entrances to keep them clutter free.
