Setting up your first Airbnb or VRBO vacation rental involves a lot of care and attention, and a lot of supplies.
After years of helping owners with properties from Ski Destinations to suburban family stays, and even beach destinations, I have learned what guests request and what they expect.
Your vacation rental needs to include the basics, plus some extras that guests enjoy to help make their stay more comfortable.

Based on my experience and common recommendations I have seen from fellow AirBnb superhosts, here are a few of my favourite things, our tried and true items and top requested items that guests are looking for.
Amenities, experience and location are some of the key reasons why a guest will choose your AirBnb space over similar vacation rental listings and hotels in your area.
What are guests in your area looking for and what unique items and decor you can add that will set your space apart, and make your guest stay more memorable.
Keep it simple. Pick a few key items, keep your decor fresh, clutter free and easy to clean between quick turnovers.
Make sure to have a little color somewhere. White is great, but there needs to be a little color, contrast and LIFE to help make your space personal and memorable, it’s not a blank slate show home, its a cozy place to stay.
Entertainment, Games and Added Character
If your space is a family focused retreat, a resort like space or a vacation destination that guests are usually enjoying for more than just a couple of nights, add in some art, games and character suitable to your area to enhance their stay.
Everything from spa-like touches to yard games is an experience enhancement that is not essential, but can go a long way towards making that guest experience memorable, and leading to even more 5 star reviews and return guests.
If you are in a location that is saturated with endless vacation rental options, having unique amenities, great reviews, and stand-out design features will help your property to stand out in the crowd.
You can have security cameras at your property.
A doorbell camera is the most popular option to check on guests when they arrive to make sure they do not bring extra guests or pets, and to watch that they haven’t walked off with all your furniture when they leave (this has happened!)
Hosts are allowed to have outdoor security cameras and recording devices as long as their location is disclosed (ex: “I have a camera in my front yard,” “I have a camera over my patio,” or “I have a camera over my pool.”)
Airbnb will cancel your listing if you breach their privacy and security rules.
If your property is located far away from where you live, then I would recommend a high definition, outdoor, color option for both security and your insurance.
We had the arlo system and used to get great bear videos from surprise nighttime visitors too.
