JUST THE BASICS
If you are offering a basic low budget, recreational RV or off-grid accomodation such as a single room rental, glamping tent, remote cabin or basement suite that is appealing to backpackers or budget travellers, you can keep supplies very minimal.
ALL RENTALS MUST HAVE
Toilet Paper
Hand Soap or Sanitizer
No exceptions, even if you only have a composting toilet.
For a basic cottage or budget space, you can get away with just hand soap and toilet paper as a bare minimum but be sure to update your messaging templates for all of these areas:
your listing description
welcome email
thanks for booking message
and amenities list all highlight important items that guests need to bring such as shampoo, body wash and towels
Make sure to point out CLEARLY if:
you are not including towels or linens
you do not include any toiletries such as shampoo
you do not have on site laundry
your washroom facilities are outdoors/camping style
follow up in your booking email and check in email to highlight that these items are not included (along with any other important details).
No matter how RUSTIC your location is, it still must be CLEAN and sanitary.
Luxury, Standard, Budget, think about the guests you are attracting to your Airbnb and what amenities fit your price point. Luxury pricing means including higher quality amenities and value add items
The bathroom is highly important for your Vacation Rental guests when they are choosing to book a space
Make sure you have a bright, clean bathroom in the photos and in the guest experience (ie don’t fake it with instagram filters!) and take care to think about what your guest will need in your space and who your clients are.
Show off your shower in the photos, guests want to see it and the size and if the tub is suitable for their needs

Towels
Quality towels are important, they need to withstand a few seasons of use and still stay soft and in good condition
Towels will easily get stained so you need to have extras. White is the standard but you can choose other colors that suit your decor, we use light grey and navy blue
How many towels do you need per guest for your airbnb (based on per person, per stay up to 5 days. You’ll need more for long stays if you don’t have on site laundry for guest use)
2 bath towels per person per stay up to 5 days
2 hand towels
2 face cloths
This is just what goes in the bathrooms, you will need to have triple this amount on hand. IE one set for the guests, one set will be out getting laundered between guests, one set of spares/extras ready to go on site in a locked linen closet in case a guest needs them or you have to discard any with stains.
Have specific, dark coloured make-up cloths available for guests to prevent staining of your white/light colored face cloths.
I don’t recommend disposable face wipes as these will end up in your toilet and will clog it up, they are not flushable.
You can add a decorative sign with your cloths too
4. Hand Soap
5. Body Wash
6. Shampoo
7. Conditioner
Have you ever stayed at a hotel that didn’t have hand and body soap and shampoo? You can buy in bulk and use dispensers and the cost will be minimal
For most destinations Hand Soap and Body Wash is a basic expectation to be included for even the most budget accomodations.
We avoid single use items and extra waste by providing large bulk bottles or using the refillable jars and containers. Many communities now have a local Refillery for household basics to really help reduce your waste and provide a more eco-friendly experience for your guests.
Keep it simple - get three of the towel-material ones for each bathroom, just like the hotels use. They need to be washed between each guest so having rubber lined mats or heavy duty rugs that cannot be easily washed and dried will not work well or last very long.
Your bathroom amenities are one of the value items guests are judging you on, so if you are priced in a luxury price range, be sure to include higher quality or luxe/local branded products for your guest’s experience
8. Body Lotion
Guests will appreciate this added touch, especially when adjusting to different climates, weather and water. Their skin, and they, will thank you for having a bottle of decent body lotion available. Look for something in bulk with a mild or unscented option
For a luxury space, look for a spa brand or locally made high quality option
9. Bath Robes
An added bonus for high end rentals, or those offering a couple’s retreat with a Spa or Hot Tub
If you have a space to neatly display your guest towels, or if you don’t have space inside the vanity cabinet, look for a designer option to neatly display your towels and have them accessible.
Think baskets, wall racks, heated towel racks, storage shelves, etc.
11. Toilet Paper
I shouldn’t have to say it, but Toilet Paper is essential. Include enough for your guest’s stay, none of this “starter pack” business. The last thing a guest wants to do is run to the store and spend $10 on a pack of TP because you only provided 2 rolls for a week. Don’t be cheap. have a couple rolls available plus an on site storage closet where they can get at least a couple extras if needed.
12. Plunger
your guest does not want to be embarrassed to have to message you for help if they plug the toilet, keep a plunger on hand and available to guests. There are plungers that are enclosed in a case so they are not unsightly
You may wish to frame a sign advising not to throw feminine products, wipes etc in the toilet as well (like we have for our septic system)
13. Storage Organization
You may need baskets or storage totes for all of your bulk and extra bathroom supplies, especially for your cleaners to keep organized and clearly see when you are running low on certain items. Think about having an on site locked storage closet, and pick up some totes to keep things tidy
14. Trash Can
Having a small garbage can in the bathroom is essential, especially if you don’t want feminine products going down your drain
Guests want to travel with as little as possible so many people will expect a hairdryer as a basic amenity that you provide and you’re sure to get guest feedback about it if you don’t have one
16. Non-Slip Tub or Shower Base Stickers
These are a safety essential, our guests were providing feedback that the brand new shower was extremely slippery - it was - so this was a quick, cheap fix and essential to prevent slip and falls that could lead to serious injury or damage to your shower, especially if you have glass doors
17. Tissues
Guests were quick to point out when we only had toilet paper on hand and no boxes of tissues, these are considered a basic essential
Everyone will appreciate it if you have a small stash of band-aids on hand to use as needed
19. Basic First-Aid Kit
Every airbnb should have a first aid kit with at least a few basic items. If you are in a more remote area where its a longer drive to town for supplies or help, you should consider a more robust kit with things like ice packs and tensor bandages
20. Toothbrush Holder
21. Toiletries Basket
guests want to be able to store their personal items clutter free, having a couple baskets on the vanity or shelving is a big help. Consider this for a neat display of your amenities as well.
make sure your guests have somewhere in the shower other than the floor to put their supplies
23. Tasteful Decorative Shower Curtain
If your bathroom has a theme, don’t be afraid to have a little whimsy with your shower curtain, but for the most part, light, bright, simple patterns are best, timeless and showcase your bright, clean bathrooms best in the photos.
Avoid dark colored shower curtains which block the light into the shower and can make the room feel small and dark as well
Here’s one of our favourite go-to styles for a little color that isn’t just plain
24. Shower Curtain liner
If you have a shower curtain, you need to include an easy to wash, plastic shower curtain liner. It’s not easy to wash your decorative shower curtains regularly, even the nylon ones.
By having a liner it’s much easier to clean and keep your curtain looking fresh longer.
25. Cleaning Supplies
If your airbnb caters to long term guests, a week or more, or monthly stays, you will definitely want to include the proper bathroom cleaning supplies that you want them to use.
If you have genuine stone counters in your bathroom (or kitchen), be sure there is a stone countertop cleaner on hand, so you don’t risk damaging it with an all-purpose cleaner.
Having paper towel, a toilet brush and a couple basic cleaners on hand will allow your longer term guests to clean up after themselves
These last few Airbnb Bathroom Designer Details and Value-add, Luxury Extra Amenities will help elevate your guest experience
26. Essential Oil Diffuser
We include this oil blend set for guests to use with our diffuser and it is the most frequently mentioned item that guests rave about in our reviews. It’s a Luxury item more than a basic, but ours gets a lot of use and positive feedback
We DO NOT recommend using any kind of plug-ins or ongoing scent devices or sprays, it can be overpowering and in some cases allergy inducing when a guest is hit with overwhelming smells when entering your rental, and may result in them walking out and immediately looking to cancel their stay.
The diffuser is a great alternative
that guests can use if they want,
but it otherwise produces no unwanted
smells and the scent dissipates quickly
when the diffuser is turned off.
Be sure to check for ANIMAL SAFE essential oils and blends if your space is pet friendly, things like Tea Tree Oil are toxic to animals even in scent form.
27. Mini Toiletries
If your guests have forgotten something like their toothbrush, floss, q-tips, razor, tampons, having a small container of these basic toiletry supplies on hand is an added bonus they will appreciate. Be sure to display them neatly in a basket or tote, usually in the vanity or linen closet, and include a note to the effect of, if you’ve forgotten something at home, you are welcome to enjoy these amenities, please only take what you need
We have only had our stash cleaned out once in 4 years of hosting, most people genuinely only take what they need
28. Spa Bath Amenities
Catering to couples retreats or relaxation getaways with a high end bathroom?
Having a couple bath “extras” for guests to enjoy your luxury bathtub is a great bonus.
Think bath salts, a tub caddy with faux crystal wine glasses, flameless candles, bubble bath.
29. Full Length Mirror
If your bathroom allows, having a full length mirror is a much needed bonus for guests as they get ready for their night out or activities. There are hanging ones that can go right over the back of the bathroom door too.
If you have a large and spacious bathroom and can fit a floor standing one out of the way in a corner, those look even more luxurious.
30. Good Quality, Bright Lighting or LED fixtures
You may not have the budget to renovate an older bathroom, but a new light fixture and fresh paint can make all the difference, especially if your bathroom doesn’t have a window.
Guests look for bathrooms that are light and bright, that they can see look clean and functional even if they are not brand new.
Having a new light fixture with at least 3 bulbs, a new LED fixture, or potlights with sconces are all good options, just look for bright, daylight hue bulbs. It’s very difficult for guests to do their make up if the lighting is yellow- orange, dark or shadowy, and it can make the bathroom feel very dated even if it’s not that old.
Old lighting also doesnt show your space very well in the airbnb photos, and if the bathroom doesnt look appealing, guests may book elsewhere
Bathrooms are important to your guests, and can make all the difference on someone choosing to book with you over another listing.
In addition to basic amenities, it’s important to keep up with regular maintenance including cleaning the exhaust fan, re-doing caulking if it gets moldy, and deep cleaning the bathroom to keep it mold and mildew free.
